Transformation of Agrarian Space in Peri-urban Areas into Gated Communities: A Gentrification Study in Tenjo, Bogor, Indonesia
Main Article Content
Abstract
The rapid pace of urbanization in the Jabodetabek peri-urban area has increasingly driven the massive conversion of agricultural land into new residential spaces. This study examines agricultural land transformation in Tenjo Subdistrict, Bogor Regency, into gated communities through peri-urban gentrification. The research traces historical gentrification, identifies actors’ roles, and analyzes the relevance of rent gap theory to land value changes and investment flows. Using a qualitative approach, the study employed field observations, interviews, document studies, and spatial analysis with Google Earth imagery. Findings show that spatial transformation was triggered by the gap between the actual rental value of agrarian land and its potential residential value, exploited by property-capital actors supported by state policies and infrastructure development. This process caused physical and economic changes and spatial exclusion, impacting local livelihoods. The study confirms peri-urban agricultural gentrification as part of property capitalism expansion in the Global South.
